Like you, many of us have financed home mortgages as mortgage brokers.  For over 11 years, we have enjoyed the “refi” craze, the low rates and assisting clients purchase homes. Several years ago, as the industry began to change, we decided to diverse our interest to something more lucrative yet in a similar field…. Commercial Mortgages.

Most mortgage brokers are intimidated by commercial loans. As a matter of fact, only 1% of 1% of all mortgage brokers will even consider taking on that responsibility. Complicated disclosures, unfamiliar terms, business plans, business profit & loss profiles (that only an accountant could comprehend), a lack of basic knowledge to proceed as an educated professional, and where to place the loan is too daunting to the average loan officer. In other words, you need to be able to “walk the walk and talk the talk” if you were even considering taking that next big step in commercial lending.

A commercial loan officer is predicted to be one of the top ten professions within the next 10 years.  Last year, I read in the Financial Times news publication, “the only problem with commercial real estate brokers is there is not enough of them.” That is when I decided to expand my business by including other loan officers interested in doing the same thing. Can everyone do it? Probably not. Most commercial loan officers have their MBA degree in finance or economics. If you feel it might be over your head or you are simply too busy to take the time to expand your business, then I will offer to you a way to expand your business by just referring your deal to CMI Commercial Investment Company and we will pay you a referral fee based on the loan size. Unlike the residential mortgage industry, a referral fee or a finder’s fee is allowed in the world of commercial lending. Why CMI?  In addition to our expertise in the commercial business, we have an underwriting system for over 188 banks, lenders, hedge funds, insurance companies, private investors, hard-money lenders and even a few foreign banks. We also can do commercial business with another 150 lenders not included in our underwriting system. That is a total of 338 lenders. We can lend nationally and internationally. Currently, we are working with numerous developers on several resorts outside the country including Hungary and Costa Rica. Our commercial loan services provide loans for retail buildings, office buildings, mixed-use properties, apartment buildings, shopping centers, factories, warehouses, hotels, resorts, small business loans, business credit lines and the list goes on. In addition, we can do loans from $100,000 to $100,000,000! Commissions never looked more appealing.
